Tenant fees

There are no hidden fees with easilett, and providing your rent is paid on time there are no further fees from easilett during the tenancy other than your initial Application fee, which includes the checks we are obliged to carry out.

APPLICATION FEE

The application fee is a one-time payment, which is only payable once the landlord agrees to your tenancy. Simply submit your Application form and if the landlord accepts your application only then will we ask you to pay your fee.

 

This one-off payment of £95 per single applicant is a contribution towards the references and checks we are obliged to make to confirm your identity and credit status, drawing up the legal documentations and associated administration.

  • An additional fee of £35 is required per additional applicant.
  • If a guarantor is required, there is an additional fee of £35 per guarantor.

Note: As we are unable to get this fee refunded to us it is non returnable, even if you do not proceed with the tenancy.

PAYING YOUR APPLICATION FEE

Once your application is accepted by landlord we will request the fee.

HOLDING DEPOSIT 

As soon as your application is approved you need to pay a Holding Deposit of £150, which secures the property for you. This forms part of your security deposit, the balance of which you will pay 5 days before tenancy starts.

 

Once we receive your Holdinhg Deposit we prepare the tenancy for you and stop showing it to other prospective tenants.

 

This payment is only required once your checks have all cleared and you're committed to the tenancy. This payment forms part of your security deposit and forms part of your overall security bond.

 

Note: This is only non-returnable if you decide not to proceed with the tenancy.

PAYING YOUR £150 HOLDING DEPOSIT

Once your checks have cleared we will request your Holding deposit.

DEPOSIT BALANCE AND 1st MONTH'S RENT PAYMENT

This payment includes the balance of your security deposit (to make up 1½ month's rent held as security), plus your first month's agreed portion of rent. As we collect rents on 1st of each month your first rent payment may include a few extra days or a few fewer depending on the date your tenancy starts.

PAYING DEPOSIT BALANCE & 1st MONTH'S RENT

To ensure funds have cleared you need to pay your balance at least THREE DAYS BEFORE your tenancy starts. Your deposit money will be sent immediately to the DPS (Deposit Protection Service) and you will be notified as confirmation.

RENT PAYMENTS BY STANDING ORDER

We will provide you with a Standing Order to hand to your bank for your rent payments, which will automatically by deducted by standing by the 1st of each month, starting on the next 1st of month after your tenancy starts. To ensure your rent reaches our/your landlord's account in time (and avoid your rent payments falling into arrears) the payment date will be a couple of days before the 1st of each month.

Online banking payment set up

If you prefer to set up your Standing Order payments online yourself via online banking then please visit how to pay for our bank details. (If your tenancy is not managed by easilett then your landlord's bank details will appear on the standing order will will provide to you at the start of your tenancy.

PENALTY FEES

Ooops! The only other payment would be if your rent fell into arrears.

 

Late Rent Fee : £25

An initial £25 fee will be payable if your rent becomes overdue by 5 working days, plus interest of 3% above Barclays base rate will be payable on the whole outstanding amount until the rent is paid in full. (THIS FEE CAN BE AVOIDED IF YOU PAY ON TIME)


Letters or visits : £10

Should further letters, emails, calls or visits be necessary to chase your rent payments then a fee of £10 per letter or visit will be payable.

 

Bounced or renturned cheques : £20

A penalty of £20 is payable for any bounced or returned chueques. (THIS FEE CAN BE AVOIDED IF YOU PAY ON TIME). 

 
PAYMENT
Payments for the above must be made by online transfer, Bankers draft or if absolutely necessary then cash but this is not a preferred method. Personal cheques are accepted (payable to Easilett) but also not preferred, as this can take up to 9 days to clear, during which time it's possible the landlord may agree to accept another tenant.

CHECK OUT FEE

The only other fee you will need to pay is when you vacate the property, when (if the tenancy is managed) we usually meet you to check the condition of the property against the inventory created when you moved in. This will hopefully help you get your deposit returned quickly.

 

There is a charge of £45 for this service.
