First impressions do really count, and common sense tells us the best tenants are more likely to choose a clean, fresh and well maintained home over one that needs work, repairs or
decorating. And in this economic climate tenants have a wide choice of rental properties so it's advisable to present your property to the best possible standard.

If you would like to discuss potential improvements to your property then we'd be very happy to oblige. After all, if you instruct us to let your property we want to consider ourselves a team with our landlords. We're both working for the same goal - long and trouble-free tenancies.
You can make any improvements yourself, we can suggest some tradesmen for you to obtain quotes, or if you prefer, for a nominal fee we can manage the project for you using only our trusted tradesmen.
Maintenance services
We are able to respond to tenant call outs including:
- Water leaks/plumbing issues
- Boiler/heating systems
- Electrical problems
- Fence repairs/renews
- General household repairs and emergencies. (Included in fully managed service, otherwise if requested).
We can also arrange or project manage:
- Decorating and Makeovers.
- Oven and hob cleaning.
- Property cleaning.
- Property renovations

Managed service - Maintenance

During a tenancy, as part of our Fully Managed service we respond to tenant call outs (plumbing, electrical faults and maintenance repairs, as well as emergencies) and we commission only regular, local tradesmen known to easilett. Alternatively, we'll call your preferred tradesmen, the choice is yours. And just so you know, we only call out of hours tradesmen if the call out is deemed to be an absolute emergency.

Non managed services - Maintenance
We are happy to provide maintenance services for self-managed tenancies if requested.
It's impossible to provide fixed prices, as each job is different. However, as a guide:
- Pre-booked repairs: these are generally invoiced per call out by individual contractors, typically IRO £25 per call out/first hour plus materials and £20 per half hour thereafter.
- Emergency call outs: Often IRO £45 per first hour plus £35 per half hour thereafter plus materials.
easilett charges an additional arrangement fee of £30 for managing maintenance of non-managed properties.
Renovations
Due to the excellent relationships we have established with our tradesmen and landlords we are occasionally requested to project manage renovations for our landlords. See details here.
